Virtual Tour Option - For $150 upgrade, we will also create a custom virtual tour of your property's best features on the MLS and Realtor.com to attract internet buyers. This will include additional photos highlighting details of the home. We can also provide full-service representation for a low flat fee, paid only when your home sells.


FULL SERVICE REPRESENTATION

It wasn’t long ago that the only help an owner needed to sell their home was marketing exposure through an MLS listing. However, many things have changed and full service representation by a real estate professional is highly recommended. Market conditions have worsened, time on market has increased, home prices have fallen, fewer buyers qualify, banks have stricter underwriting conditions, and recent changes to the North Carolina Offer to Purchase and Contract have made selling a home much more challenging.
If you would like us to handle the sale of your home as a traditional real estate company would, we can do that too - only at a flat fee that is fair for everyone! Your home is probably the largest asset you have; take peace of mind that a real estate professional will be handling the most important aspects of the transaction and will be working for YOU the entire way.

For an additional flat fee (paid at closing when your home sells) we will:

  • Fully represent you throughout the entire transaction.
  • Correspond regularly to develop an evolving marketing strategy to sell your home.
  • Receive and carefully review all offers and paperwork with you.
  • Negotiate to get you the best price and terms on an acceptable offer.
  • Hold buyer's earnest money deposit in a designated trust account.
  • Coordinate inspections and appraisals, and handle repair negotiations.
  • Work with cooperating agent or buyer to set up the attorneys closing date and time.
  • Verify buyers provide information to attorney, lender, and other related parties.
  • Follow up regularly with buyer’s agent to ensure on-time loan packages.
  • Review the HUD-1/Settlement Statement prior to closing.
  • Attend closing and be sure everything is in place for a smooth transaction.

Full Service Representation = $800 marketing fee plus compensation paid at closing based on the List Price as follows:

  • $0-$300K List Price = $2000
  • $300,001-$600K = $3000
  • $600,001-$900K = $4000
  • $900,001 or higher = $5000
